But , man, if this had been recorded when I started with that credit line, it would have been 100% utilization and it would have given me major problems. 

Generally the borower should get a release of the note and also a release of the mortgage or deed of trust should be recorded in the land records. 

I would recommend using a service that provides rent receipts, customizable rent due email notifications, automatic late fees, and some kind of tracking or record keeping of these payments.

That's for my record keeping to know.I have found that online banks (Ally in specific) are pretty cool with opening multiple accounts for one owner.

I suspect they will do it then.. and if they wont hire an attorney to do it. its not that complicated.. for that matter just send me a copy of the last recorded deed I can do it..

As suggested by Randy and a few others, I have organized all of my showings in a two hour window.

Tax accessor recorded it as a triplex but appraiser could say different I guess. 

People are much more likely to tell you, "We'll think about it...we have a couple more places to look at", than they are to tell you "I have a criminal record/bad credit/eviction record/whatever and don't think we'll qualify for your rental".Of course, if your rentals are overpriced, and they are able to find comparable housing for less money, then that's another possibility as to why they aren't coming back to complete an application.

There may be investors willing to fund a deal for you, but this will be tough with no track record.
