I wouldn't offer another dime and I would strongly consider getting rid of this tenant when their lease is up.You should consider requiring renters insurance and stop being so generous when things happen that are out of your control.

For those of you making a decent amount of MLS offers every month (15-20), how are you tracking and following up on your offers?

If you don’t want them to manage it after they find the tenant, just find a PM that offers that service. 

I use those 0% for a year balance transfer/convenience checks citi offers a lot too.

Both options have merit: the standalone approach allows for independence and customization, while the duplex route offers potential rental income.

I will gladly take you up on that kind offer lol.

I've noticed a concerning trend: every time I generously offer valuable insights and knowledge, someone else swoops in offering the same information but with a price tag attached.

I even got an email from a private lender offering a loan AND the collateral due to the borrower burning through capital and now they are stuck with it. 

Many of the online rent collection sites also offer tenant screening.
