I would NOT try to time the market to sell it at peak unless you had another compelling reason like mentioned above for wanting/needing to sell anyway ... remember, even if you hit the peak for this RE cycle (which is hard enough to do), it does not mean you will be selling out at the global all time peak ... it reminds me of something my parent's did in the 1980's, they timed the market perfectly and sold at the peak for that RE cycle ... it was a triplex a few blocks from the ocean they sold for $150k, value stayed flat for years after they sold but today is probably worth >$2M.

So, the showing up part is not unique, depends on the parties involved.The telephone is a great tool, so are fax machines and computers.My challenge wasn't to "A" transaction being possible as in things falling in place, as you mentioned, you located buyers, that doesn't explain the specifics of how you located a buyer, how you coordinated with the buyer, if the buyer ever saw the property, how inspections were done, coordination with the seller, if you had to keep those parties apart or you introduced them.And, doing this, not as a once in a blue moon but as an ordinary course of doing business, that's what I doubt.I'd suggest too that this deal or deals came about more from circumstances than by design.

Keep in mind: a million dollars in equity in prime, blue chip real estate (SF Bay, Costal CA, Manhattan, Hawaii, etc.) is a different animal than a million in boom/bust places like AZ, FL, NV, etc.
