I wouldn’t actually mind her leaving early except there are some walls she needs to paint back to the original colors and it’s going to need a deep clean.

So I always urge people to start with the end in mind and take a more passive approach.Do the math here… you with 300 dollars per property (2 months of work to buy a turnkey rental) you are going to need 20-40 of these to replace your income.

Needs some TLC" on MLS, not even in the agent remarks... in the listing...Agent sent my agent a pissy note saying it was an insult, that I hadnt seen it, and it wasnt so bad as to need a LOWBALL offer. 

The architect knows what kind of requirements need to be met for the conversion and you are going to need drawings anyway.

And my father went into the hospital and was going to need a new place to live and i thought the lower unit, but it had a stand up shower ans he needs a tub, so dig a litter deeper int the bathroom and find mold and water damage.

Also going to need a lot of them to spread the costs/risks...and a team in place to do the work.
