People should NEVER change the static pressure by opening and closing dampners.Air loss will dictate a ERV based on fresh air exchanges.

I always put the pressure on the seller and the broker to produce documentation.  

I of course will replace it but here is the rub....if a fully functioning toilet with an intact wax ring was damaged due to the extra weight...a new one will also get damaged...I cannot replace this thing every other week...it is not due to neglect that it is breaking but due to the extra pressure.

I would say that most turnkey buyers are looking for cash flow, so many turnkey sellers probably feel the pressure to show properties with the highest cash flow possible.Unfortunately, after a certain point the numbers just become unrealistic.

This allows you to talk about example returns and sample deal criteria without the pressures of "selling" them on a live deal.Then, once you've built a shortlist of investors who are (a) interested and (b) have capital to invest, you'll have a better idea of the amount of capital you can bring to the table.

It is just making the nonrenewal more formal.In your case, since they have indicated they are not moving out yet, it will put legal pressure for them to get out and starts the waiting period before you can file with court.

But they were not willing or able to do that.I agree that most wholesalers don't know what they're doing and/or use high pressure tactics, and those should not be allowed. 

We have a really strong team and felt like it was time to open our team up to a little more pressure, which is exactly what this is.
