Very informative post...and I am very familiar with the hassle of the accelerated business filing deadline - ahhh...the stresses of tax season!

The problem with going directly to the seller's agent is you are going to be up against a seasoned negotiator that will push you into paying top dollar for the property.  

I've been trying to hold on to the property because i know selling it would be taking the easy way out. i just want to get as much feedback as possible from seasoned investors; thank you everyone who posted

So I am  general contractor and as far as negotiating bids I would just say this..You always catch more bees with honey as you would using salt. having said I that it's all about communication..just communicate..i know that if you were to come back to me and tell me that im too high that you had to be a lower on this or that..i would just ask you where do u need to be and let you know hey look..just tell me  where u need to be and if its reasonable then we can work on it...prices are really not always the same.materials cost more or less due to seasons a weather, etc so sometimes there is more room than next..One thing to keep in mind though is the old saying you got what you pay for!!

In a situation where you don't own the property but are doing a sandwich lease, how do you handle FHA's 90 day seasoning requirement when your end buyer is ready to get financed and can only go FHA?

We're opening an office in Chicago for our retail mortgage business and our team would love to work alongside a brokerage who's agents could use a seasoned lender near them.  

The weather is nice, we get all four seasons.

Probably recurring seasonal cleanup and pruning work but not looking for a monthly contract. 

I am looking for any of them that do not worry about seasoning.
