I don’t do enough business for this to really matter.

I think it is more behind the demand for those units and your credit rating and your ability to pay the loan no matter what happens that counts.Your obligation is only the current leases and what law might apply in that city, that state, or the country it is located in. 

It doesn't matter how they calculate it.

The macro economy has nothing to do with whether it's a good time to invest, it's just a matter or having the skill-set and experience to recognize opportunity....There are always deals to be had! 

That's just my opinion though as I'm someone who highly values integrity and believes your word is your bond.Maybe there are more details to this story though that make it a business matter for lowering your offer rather than an integrity issue.

I would not assume this is just a matter of a fixing the sheetrock. 

I’ve listened to many podcast episodes of BP, I’ve read just a handful of different books on the subject, and most recently started an online course to get my real estate license.

I would look at the market around my area and see how much real estate goes for my area. check if my online investing can cover the cost of buying and rehabbing a property after selling those investing deducting tax.

Everything outrageously expensive.Aside from that, it's more of a matter of what's available to you and how you rank them.
