I started reading Brandon Turner's book today "The Book on Rental Property Investing" and he starts off the book talking about how appreciation or the long-term vision of selling for a much higher profit should be seen as the icing on top, not as the main reason for investing in a rental property. $400 per month is a significant loss on a rental.

Mainly, I want to be able to provide a comfortable life for my family while still being able to spend quality time with them.I have decided to throw everything I have into the Real Estate industry.

I'm having a really tough decision on which option to go with with my main goal being to live for free and potentially produce some cashflow.

@Caleb Heimsothwe fixed through snaking with a plumber temporarily. its been two months and no backflow. but i will need to replace the pipe from house to main sewer. i have a tenant in cordova leave after one year and left the house dirty and cosmetic rehab needed the joys of being an OOS landlord lol.

Many of the places we saw were what we associated with typical student rentals - old houses in fair to poor condition, with students sandwiched into small rooms and ancient common areas in serious need of updates.After much searching, we came upon a nice 5 bedroom brick home about the same 10 minute walk from our daughter's main classroom building as her freshman dorm. 

Cash Flow should be $24K/year with $180K into it once financed.Our angles in this deal (I think):Financials do not look good since the current owner is the main tenant and has never paid rent, so financing it would be difficult for a potential buyer.  

There is some percalating activity now (mainly a new $2B national geospacial agency development that is being built over all of those City owned lots) but things are still extremely depressed.
