I'm learning a lot of painful and expensive lessons.

I’ve spent 2k last year on various repairs including a major expense to replace the water heater, I am not overly concerned as this also contributes to the property value.

I knew that I could probably cover these cost on a sub 185k home, but that still left closing cost and other unknown expenses to come.

My objective is to get out from under the expensive note.  

I was using Stessa before but it didn't allow you to account for other income and expenses, like salary, groceries, ect. 

These are expensive lessons and you will gain alot from it.

Currently occupied by a section 8 tenant on a year to year lease. currently paying $1805Cash flow = $800- I left out some CapEx expenses in the report, as this is a newly renovated home, but will account for everything once I dive deeper into this potential investment.

They ask you to go to their very expensive class.

Im in Coral Springs but dont invest in FL, too expensive for me.
