I looked up apartments reviews in college towns where room-by-room renting was going on and just saw a flood of consistent negative reviews.  

There are NJDEP records of nearby (same block) properties that had leaking tanks.The MLS listing for the prior sale of this property in 1996 says the house has natural gas, baseboard hot water heat and central air, which is consistent with the information I was able to get from the town.  

Neighborhoods like Historic West End, Old Fourth Ward, and Kirkwood have been so consistent with showing appreciation over the past few years.

If the roof didn't already exist or you are improving the roof (upgraded materials/design, adding dog houses and dormers) then it could be capitalized.However, if it is just a repair/replacement, you could consider it a capital item because it's a project over a certain dollar threshold, with that threshold being set by the company you run and used on a consistent basis.

I have a very good and consistent child support arrangement which I am aware is essential.

They don't do enough consistent marketing and don't hit the right lists.

The deal consists of 4 duplexes built in last 3 years with all new features, all electric HVAC/Heat, on acreage with septic system/well.

Besides the MLS, is there any way to obtain a list of all properties consisting of 2-4 units?
