The wall in between the bedrooms is being eliminated in order to re-work the layout to make the apartment flow a little better.Also, in the kitchen new cabinets are being added as well to make the kitchen a little more functional as well.I will pop in later on this thread with some progress photos of the work outlined above.

Townhome layout in an apartment setting is rare in the Phoenix market and offers specific competitive advantages, more so within an urban setting.

It's probably going to cost several hundred to move plus a redesign of the downstairs layout.

Whether the building is amenable to that, I can't say since I have never seen the building or layout; i just assumed that the mention of submetering by the OP indicated that it was physically feasible.

I have seen some pretty crappy workmanship from other rehabbers, poor design, poor color choices, not fixing bad layouts, etc and they just don't get the same pricing they could have from doing it better.
