When your margins are so thin, it's easy to become the slumlord who doesn't want to do anything because you don't have the extra capital to do anything.

May be an easy answer, but I’m not sure.

I've seen side-bar conversations taking place on posts when a new investor is asking a question about how to get started in something, where more experienced people feel the need to say things like "I love how everyone thinks wholesaling is so easy, it took me years to figure it out" or "Flips are a lot harder than they look, I don't know why people think they can just jump in" and blah blah blah.Seriously?

I'm brand new to real estate, because I was always told how difficult it is to buy a house, let alone invest in a property, but now I have learned that is all simply not true (I do know it is not easy, per se, but it is attainable with some hard work and diligence!)

@David Krulac  not to side track but I think that's what I do best on BP.... most of the railroad easements in our area were owned by logging companies.. and they are recorded rights of way.but your right railroads are about as tough as they come to negotiate with.we have a 160 lot subdivision going and there is a railroad between us and the main road.. you would think easy we just cross it etc..

Its not easy to find deals in this marketplace but its not impossible.

We are using this easy, low maintenance AirBnb to pay our mortgage and then some.

I understand getting a license is not easy and includes some hard work and barriers.
