The septic inspection tank and load test went well however one of the covers was broken and needs to be replaced to get the system certification.

I remember in one of the podcasts you, brandon, said that we investors should, or possibly another investor you know, said that he only puts quality into the rentals in the hopes that the things will endure the tests of tenants; here in lies my (our) delima. 

To test for such things we have what is referred to as the Howey Test:  1.  

Welcome aboard.  90% of the stuff I learned in my real estate class was only useful to pass the test. 

Some lenders even do a stress test with a 20% vacancy to see if our building would still perform under this condition.  

Of course I want to pass my RE Test and get my license...Eventually en up as a full time REI...This is as much as I have for my business plan "please don't laugh" this may be brad and yet not fine tuned but its a start for me and a great dream of mine.

This way you can split test your marketing to see what works better.

I tested our properties for lead-based paint and found some in the 1925 and 1941 houses, but not in our two 1950s houses, 1964 & 1967 duplexes, or 1976 8-plex. 

I'll be testing it in about an hour. 

We'd just have to test is and see whether it takes away from the simple, straight-forward and personal feel that this mailer has.
