Unless you have an existing relationship and very LONG term track record.. this is virtually impossible to find .your best bet is an EQUITY partner.. to match up to the 70% LTV or LTC HML your going to get to secure the asset.DO not GET SUCKED into those that will tell you they can do it just need to send them a few bucks up front.. those are pump and dump scammers.. which are very prevalent on BP when you ask for money.DOHARDMONEY in Utah will do 100% but they charge 3 to 4k up front.. and then a due diligence fee etc etc.. with NO gurantee they will fund your deal.. mixed reviews on them but I have heard they acutally can close a deal.

@John Lach Without knowing the details of the property/your operations, it is impossible to know if the coverages/values are entirely "right" as it is a questions as to whether it fits your risk tolerance or not.

In some ways, it is more restrictive than before because of the responsibility of validating your investors.You still have to follow the same rules in 506(b) as far as documentation and structure.It's impossible to cover all the ground here.

Like I said, you can't make the argument that tons of jobs like software engineering are easily replaced but what RE investors do is so special that no computer can ever crush your margins so badly that it's impossible to make money without access to massive amounts of capital.
