To me, it seems like a big CYA move, which might be necessary depending on the type of people you rent to. 

Those types of offers are complicated and probably honestly not even worth their time to write up. 

From a lender's perspective, that type of loan would be so incredibly complex that it would have to really be worth the lender's while to even consider doing it.
