This is a horrible deal regardless how its calculated.

well no one else wanted it... so its probably got some sort of issues.. like its over priced its in horrible shape the housing project is affecting it etc

Homes in Clayton built after 1990 are probably in horrible shape just because they were just throwing up junk.

That sounds like a horrible deal from the lender!

Rates are horrible in my area so almost anything looks good to me though.What I don't like is your area.

The are good Realtors and poor ones, good RE investors and poor ones and there are good lenders and horrible ones.

I have a couple contractors that take weeks to invoice me, and it's horribly frustrating.
