It comes down to four things...1)  No smoking.2)  No drinking.3)  VERY little eating out.4)  Letting family members live with them to help with the mortgage.That is how a clerk at a convenience store saves enough money to buy a convenience store.

Not the most stylish choice, but extremely convenient and practical.

If the money ends up coming out neutral I think I would be okay with that because I bought myself a convenience factor. 

It sounds like your policy was drafted for the convenience of you but it was really for the convenience of the tenant....Separately, if they don't have $500 to pay you in month 1, why do you think they will have $1,000 to pay you in month 2??? 

We live in a midsized (80,000 people) now and love the small town feel with all the conveniences of a bigger city and hope to find the same a bit further north. 

I would love to live in a home where I can set the rules, kick back and pay you when it is convenient for me.The formal notice you are asking for is called an 'Eviction Notice'.

My property probably could be rezoned to commercial, as part of it actually adjoins a commercially zoned parcel on the west side of it, across a small creek, where there is a small convenience store, but I don't want a commercial zoning, as it puts the residence into non conforming, etc.
