In my situation( for the tax liens), I was responsible for keeping the grass cut to a reasonable level and I had to pay property taxes at the end of the year, if the tax liens had not been redeemed yet.

I think this depends on what class of neighborhood your property is in.College students, yes I can see your point.Class C or maybe B neighborhoods, have it nice when they move in, after that you aren't going to be able to charge for professional landscaping and it isn't going to get you more rent.Class A neighborhood, these tenants can afford to hire professional landscapers themselves.I don't want to have a landscaper on payroll and run the risk that they could claim I am their employer.I mow the grass myself at my VRBO lake house as I want to check on the property regularly anyway and can just jump on my riding mower to cut the crass and touch it up with a weed eater.

Three words: Asset Price Inflation.Remember all that money the Fed printed years back (Quantitative Easing) - simple economics tells us you cant inject this much money into a system without causing inflation, but consumer prices haven't moved much so what happened?
