SFR vs Multi Pros n Cons

Hi, im sure this topic has come up once a week on this  forum and i did search it to look for some of insight before posting.  Here is my dilemma....

I've been looking at Multis in upstate NY. I figured have 2 or more units under one roof is a better idea since...i can hedge my investment (if one unit is vacant and another is rented i can still cover expenses) , in addition its one roof over two units + rather than having one roof per unit (like a SFR)

My agent/PM wants to push me more towards SFR.  i am open to the idea, but not really sure what the pros are compared to multis since i feel im taking a bigger risk.  Agent says on a SFR , as the PM they make SFR tenants handle lawn care and snow removal.  Multis they ussually ask landlord to cover the cost.

does SFR attract better tenants? will have have more stable renters? does SFR appreciate better than Multis?  

im not sure why my agent is so pro SFR over Multis. is there something that i don't know about that benefits the Agent / PM or is she actually looking out for my best interest?
