Hi Mike,  no fortunately I’m not as disabled as the guy you linked to in the video.  

If you have to ask the question, the odds of you getting an I/O loan that isn't hard money (or damn near) are - fortunately or unfortunately - ridiculously small.

There's an old story about a man who spends his whole life traveling the world and spending his small fortune to look for diamonds so he can make a big fortune. 

Fortunately this was not a surprise as our contractor had already provided the material list and everything was on site for the repair.

Especially if you are fortunate enough to place a good tenant. 

I get the whole concept of 50% of something is better than 100% of nothing, but you don't want to get into a bad business marriage either and if you're going into   I've been fortunate that all my partnerships are with close friends/family that I have full trust in.
