So as my wife is saying 'I told you so' I had to evict the tenants, who also trashed it, then fortunately I sold the place for $30k to a neighbor (who approached me) & held the note.

From reading your story, it seems like once you made that one unfortunatr decision, other not so fortunate decisions followed to kind of make up for that initial one.

I am fortunate enough to be able to take my time with this property as it is also my primary residence.

@Brian EastmanBrian, thanks for helping me set up my IRA LLC over a year ago.I am very fortunate to have found you.I bought 4 properties and have them under management with an original 50% LTV.The loan is only 5 years, so I can avoid having a mortgage if I sell in 5 years.
