Once I give the details of the owner financing how should I structure it to include some meat on the bones for me as the wholesaler assigning the contract.Thanks

One of the main reasons for me to 1031 exchange to a bigger building is that it is almost impossible to take all the equity out when my father's income has not been good enough the last few years.

Around Augusta, GA we look for at least 12%-15% and I would assume that it would be the same there but if anyone would like to confirm that for me I would be happy to receive your input.

I haven't read the posting at the link you provided, nor have I done this or any wholesaling either, but if this would be done by the wholesaler taking some form of equity position in the property, in lieu of collecting a wholesale fee, then I would think that this would be addressed in the deed showing the form of ownership as well as identifying the owners of the property (as well as some other partnership agreements/documents detailing ownership structure and management responsibilities).

I'm looking for my first flip and as I was looking through a property yesterday I realized that I need a good form to fill out while I'm doing these walk-throughs.

Anyways I did move forward with the purchase and when meeting one of the tenants I had them fill out an estoppel form and on some things they claim do not add up to the lease agreements that were given to me by the previous owner/property manager.
