In the long run, I think sponsors are more likely to miss on their cash flow projections vs IRR/annual return for two reasons: 1) Cash flow is harder to embellish or at least the assumptions that drive cash flow growth are easier to red flag, and 2) the cap rate environment the past 20 years has only headed one direction for the most part (down) and even the most aggressive assumptions will assume cap rates stay at the same level during the investment hold.

@Mike KeeverCrazy thing about cap rate compression... a 1% drop in CA can be as much as 30% bump in value but only 10% bump in the midwest.On the other hand, 2.82% cap rate can be quite attractive in a negative interest rate environment... :-)Cheers...

I agree with Dan's points in general but the flexibility you have with a HELOC is undeniable and in the current environment where the whole world is lowering interest rates the risk is Dan speaks about is very theoretical.

In CA we are in an environment where a 5-Unit Townhome style building, has been on the market 192 days and the owner just dropped the price a measly 55k, down from $2,125,000.

In a larger MF environment it might be a bit different with shared spaces and such... but for SF and small multi, it doesn’t seem to be needed (in my opinion).
