It's made the whole property look trashy and I'm trying to find the best way to direct my property manager to resolve this.

This is an old trick in the insurance industry:  If you have a risk that you no longer feel good about, find an opportunity to cancel. 

In efforts to contact houses that fit our criteria but having issues finding the best service for mailers, post cards, or traditional hand written letters. 

I need to learn how to leverage equity in my property, how to improve cash flow, how to improve my property, understand book-keeping, create the right structures to limit liability, create the proper structures for tax, and learn how to find deals.

I desperately need to find a landlord insurance for my properties in Houston. 

Is there a way to find out? 

So my question is, where can I find analysis tools or spreadsheets that I can use to work out the numbers and put together a formal/semi-official/convincing package to present to the prospective investors?  

I'm currently sitting on about 20 properties in the Philadelphia area and I'd like to find new ways of getting my deals in front of buyers. 

Maybe meet with other investors and see if you can find someone to partner with to be your eyes and ears on the project.Is this area considered desirable, given its location between Milwaukee and Chicago, and proximity to Lake Geneva?

I'm going to do it with him too soon i just need to find time to sit down and do it.
