(i.e. their current lease is set to expire July 31, 2020 and I would offer a renewal from August 1, 2020 to July 31, 2021.2) Aside from a reduction in supply in the area and the unlikely potential for a sudden increase in average rental rates in the neighborhood, are there any drawbacks to an early renewal proposal?

Hello, i currently own a student rental in Kingston Ontario, renting to university students. i'm using a property manager to manage the lease/maintenance, as i reside elsewhere.the property is currently leased to a group of 4 students, from May 2019-April 2020. as of right now, the students have not committed to another 1-year lease (May2020-April2021). i asked my property manager to secure another 1 year lease, either with this group, or with another group.however, the property manager told me that the students have decided to continue on a month-to-month basis. as in, i can't force them to leave when their lease expires (May 1st 2020) in order to make room for another group of students.i'm a little mad because this screws up the leasing schedule for student rentals, students typically sign for 1-year periods starting in may and ending in april the subsequent year. my question is, is the property manager correct in saying that if the students decide to continue month-to-month, i can't kick them out when their lease expires?

I asked this question in a different way a while ago but wanted to try again now that I have TurboTax forms fresh in my brain - if you have, say ($100k) of Suspended passive losses and you make +$75k net profit when you exit your last rental And stop being a landlord, do you get the remaining $25k as a deduction to ordinary income or does it expire?

Realtor helped me get 13k off price of her seller. if want cheap no hand holding get savvy closing title lawyer and or wait till seller contract expires or they fire their agent then go directly to owners and title lawyer.I suggest get schooling on both sides walk thru fire buying selling at least own home before you decide get licensed.
