ANY up front fee other than third party appraisal..3. to quick to approve you but just need 500.00 good faith deposit. ( you will never see the 500.00 again and never get a loan)4. not many do 100% for those they don't know very well.. not that it does not happen but its very rare.5. ask you to buy an insurance policy to pay the loan off if you don't repay since its high ltv your beginner or credit challenged.. said insurance does NOT exist in the market place and is just a straight scam.

I did see that his (package)  costs about $500, so thought about doing some research on him before spending money i dont have. i haven't seen much on him except 2 post from here (BP) that they liked it. wholesaling sounded like a complete scam to me until i really dug into it & here i am!

I just hate to see another BP user get scammed out of some money, and I think anyone can see there's enough red flags here that should indicate you need to do a thorough vetting before proceeding, and certainly before you wire anyone $5000.

So theirs a property that has been foreclosed now for over a year, Aug of 16 the property was first placed on hubz, since then it has had 16 price reductions still active on hubzu and the MLS, Ive already walked the property, needs a good size reno to bring it back up to par, the question is has anyone ever encounter a scenario like this, is there anyway to get an offer in, the auction on hubzu never meets the reserve the property is going to waste, the only occupants are all the cats living in the attic and garage lol

That being said though, you will likely find loan programs are more advantages to you in this category than commercial loans.The larger the building you buy the higher the probability you are going to encounter issues of some kind, mostly with the tenants.
