Hi BP pros,  I have some buy and hold rental property, some acreage and several lots that are good for building new SFR or multifamily.   

Not a logical thing.You can't say, You are dealing with this, this, and that, which means your chances are a bit higher being motivated.Not at all.2 people in a bank and a bunch of robbers break in and hold everyone hostage.

Between the market rate of the services I offer and at least several months of holding costs I can eliminate, I know that I can bake some legitimate value to a deal however I have no direct experience packaging that value way that could help secure financing.And that’s essentially where my research is currently focused!

Since this is an investment (maybe retirement home in the long-run) which I must hold for at least two years, I don't want to buy at the top of the market.I'm also looking for a real estate agent who might be available to discuss and help with the process if you could make a recommendation for this type of situation?

In Indiana we can hold the entire deposit until everyone on the original lease has moved out.
