In some cases, investors will choose not to flip houses in an IRA or 401k to eliminate the potential tax burden.  

We have eliminated the live ones but there seems to be one or more in the floor/ ceiling that has died and reeks.

But our goal was to eliminate maintenance and maximize rental value, not increase appraised value.

AirBnB's rating system eliminates much of the host's risk of dealing with an unpleasant or unreliable tenant.

For now, I'm just studying up so I can eliminate or at least minimize the amount of mistakes I can make on my first purchase.

Property management attempts to deal with that variability and risk by eliminating or reducing variability and risk in other areas, where it can, such as rent payment administration, inspections, noise enforcement, yard upkeep, etc.  

I wouldn't recommend trying to spend time putting smell eliminators on it, as it's not likely to be successful.  

This would eliminate the last house, and probably the second one because of the improvements we put into it, although it would be close.
