I like it because it guarantees payment, and if we ever get into a dispute or there's damage, Airbnb will deal with it and it's like a backup insurance for me.

I would return any remaining deposit by check made out to both tenants together, let them sort out how to split it up, if you try to get involved in their disputes it will only lead to more problems.

We get prelims on the west coast in 24 to 36 hours. ( as they have been outsourced like everything else to the Philippines) No attorneys needed  LOL... we don't use attorneys on the west coast only time you do is if you have a dispute..

the 1st option was for 3 months. the 2nd option was for another 3 months. then the resolution was a 40 year loan modification. during each option period we did not know what the next step would be.while we got the house fixed, we purchased a home with a great interest rate. my credit score has been steady at 775 all through the years.this kicked started our rental business. the cash flow for the house with the 40 year loan was $1000 a month. we went on to buy two more houses in 2019 with great interest rates.so no it has not effected our credit.

Unfortunately going back to the sellers as mentioned won’t get you far, this is a dispute between you and the window company where it looks like you were assigned the window contract.
