Does anyone have any thoughts on selling a multi-family rental home in a 1031 exchange to buy a Delaware Statutory Trust?

It looks like I will need the following forms at a minimum:  1040,  Schedule 1, Schedules B,  D,  E, Forms 4562 and 8949.    

We are considering diversifying into property elsewhere via Delaware Statutory Trust. 

I am new investor and I am trying to start my wholesaling journey I am currently starting my journey in the midwest region mainly in Indiana (Lake, Laporte, Porter County), Illinois (Cook County) , and Ohio (Franklin, Delaware County).

I don't personally have properties there, but I've liked Havre De Grace when I've visited.
