This pretty much keeps me in the same neighborhood or subdivision-Match type of property to subject e.g SFR detached vs Condo-Match bedroom count to subject (if little to no results show up I may go +/- 1 bedroom)-Match bathroom count to subject (if little to no results show up I may go +/- 1 full or half bath)-Match finished living area to subject +/- 15% (be mindful of the fact whether this is above ground finished only or above ground plus below ground finished (finished basement)-Match garage to subject-Go back 90 days for active, sold, pending-SearchThis gives me a quick visual of what similar or close to similar properties to the subject have either been listed for or sold on a price/SF basis.
