I am also very honest with them and I tell them as they get farther and farther behind market rent with the rate they are paying when I do have to raise it a bunch, like say $200/mo to stay at least within eyesight of market rent, I acknowledge that they likely experience "sticker shock" and their first inclination is to say "hell no"/deny it, and want to move out.

If it turns into a case where the tenant is actively denying you reasonable access, and it isn't talked about in the lease, that is where your attorney will be worth the few hundred bucks they may charge you to research the issue and write a letter to your tenant on your behalf to get this resolved.

One of the hallmarks of the COVID era has been rampant unemployment abuse, whereby employers find that large numbers of people apply for jobs even on the other side of the country and don't respond to callbacks because their only real reason for applying is to continue receiving unemployment insurance.Is there something similar for tenants?

If my company charged our customers $499 to have one of our supervisors inspect the job and sign it off we would got to jail for elderly abuse, price-gouging, wire fraud because we transacted some of our communications over the internet and we would lose our contractor license.
