Does anyone have experience buying/renovating properties that they aren't able to see on a daily basis?

I still get complaints daily from tenants that they can hear the tenants above them talking, walking, music, tv, ect.

I feel like a kid in a candy store daily.

We're starting with education and are trying to absorb no less than 60 minutes daily in Education. 

I drive by them daily.  

Your asking a very broad and complex question that a lot of smart (and not so smart) minds ponder daily.
