I am currently in the very beginning phase of my real estate investing path.

Here’s my situation: I currently own a home the vacation destination New Smyrna Beach, Florida.

I've had lots of inquiries from small families who are interested in fewer bedrooms.The house meets the zoning requirements to be a duplex, and structurally, it seems like it might have been a duplex before, even though it's currently registered as a single-family home in city records.

20% discount from the current sale price? 

I'm currently looking at 2 hilltop lots in phoenix to build a dream home. 1 is located at Lookout Mountain and the other on Central & Jomax.

Two of the homes are over 25yrs old, and offer the upside potential to renovate and increase rents to market once the current tenants move.Question to this community is, are there any recommendations for lenders in this deal size and in this area?

As far as a second/vacation home and STR would you consider MTR to travel nurses/business people?  

I'm particularly passionate about Las Vegas, San Diego and Murrieta/Temecula area but also want to know about other areas.Outside of real estate, I enjoy travel, outdoor activities and spending time with friends and family.Excited to learn and connect with you all!
