Is it a (hot air) furnace or a (steam/hot water) boiler?

I'm not a fan of these "No money down" deals because all it takes is a burst bubble or a market correction and now you're under water on a property.

I have witnessed at least 2 other units with severe water damage because of the plumbing in common areas.

@Marisa Rowe rentals are a good way to dip your toes into the water.

You take the gross income  and subtract out all of the operating costs and expenses (taxes, insurance, gas, electric, water, trash, lawn, snow, maintenance, CapEx reserves, management, etc).

I had a neighbor complain on Christmas Eve that they heard water running so i sent someone into to the property immediately since these tenants would not respond to my urgent message.

I want to keep my sanity and not lose my cool when “ things” come up at my rentals 

We are also looking at long term play for AZ with water/drought and general warming up. 

They have cool stuff.

However, water issues can cause real nightmares if not handled quickly, so use your best judgement.2.)
