@Caleb Heimsoth - In total I have 107 rental units across 49 properties ranging from single family homes to a 24 unit complex (2x12) and everything in between.  

I've also been looking for small apartment complexes with good value, but this feels pretty non-existent in KC. 1) What is your current strategy with KCMO?

I want my first property to be either a SFH or a MFH (Possibly a duplex or triplex) and in the next couple of years look towards getting commercial loans for complexes.

Our goal is to acquire buy-and-hold rentals, SFH for now but I dream of a small apartment complex purchase down the road.Currently employed full-time-plus as a veterinarian, I absolutely love my career, but aspire to cut my hours back to part-time.

I will certainly try more negotiation but a typical single family home typically cost more than $120,000 so unless a multifamily complex is in headed to foreclosure I would think it would be pretty difficult to get that kind of price.

Just bear in mind that the topic "taxes" is really, really complex and unless you are into this "kinky stuff" you will not get it right.
