There are more variables to consider such as the work and activities you perform outside of your capacity as partner, your time commitment to the partnership, as well as your partner's time commitment. 

Southeast Raleigh is definitely revamping a bit, but I would take a drive through the neighborhood before committing a large amount of money to the investment.

Brokers can embezzle funds, commit felonies and misdemeanors and get away with it.
