If you are wanting to go at it alone, I would look into doing deals with higher returns and raise private money to be your "lender" and not have them at an equity position.Hope this helps!

My question is since half of the apartment is being renovated should we put up new walls in the bedrooms and living room and replace the windows (10) and insulate those walls if it will all be going on credit cards.

If the seller wants to raise the rents to justify a higher price, s/he can do that.

It's also illegal to sell goods below cost in an attempt to create a monopoly (drive the competition out of business and then raise prices to high levels).
