One tip if this really bothers you is next time when you are screening tenants, look at the car they drive up in ... is it clean and well kept inside and out.

You can either have the father as a signatory to the lease (gives him all the rights of a tenant) or as a guarantor of his daughter (charge) - which gives him the right to know whether his daughter is in good {financial} standing w/r to the lease and the obligation to open his wallet if she is not.At least you are using an application and screening.
