One tip if this really bothers you is next time when you are screening tenants, look at the car they drive up in ... is it clean and well kept inside and out.

Screening is in place to find reasons to eliminate applicants.

You can either have the father as a signatory to the lease (gives him all the rights of a tenant) or as a guarantor of his daughter (charge) - which gives him the right to know whether his daughter is in good {financial} standing w/r to the lease and the obligation to open his wallet if she is not.At least you are using an application and screening.

It's very easy to make them feel professional with annotations, title screens, background music, etc.  

I would like a touch screen display and high RAM is necessary for speed. 

You might have to bite the bullet and invest in a temporary privacy screen to put up when you need to.
