After I was done pulling a permit for a garage conversion to give me a proper master bdrm, walk in closet, mud room and last but not least 2nd badly needed bathroom (it should be against the law to only have one bath in a home) I got quotes for a "rough in" for the toilet in the bathroom that were anywhere from 7k to 22k.

You might find laborer who does some thing over and over again.Tile guys, flooring guys etc.... some do side work and they are fast and cheap.

I've made some bad hires and it has cost more than it would have been to get a GC from the beginning. 

I know a guy who develops them in smokey mountains in Tennessee and I just figured I'm sure if you can do it in the smokey's it would work in columbus ohio. it's the same floorplan as our triplex it's about the same size as this home 

You need to make that bad boy NON refundable.

I had a bad experience with their title company once. 

But it was a bad return on my time, money, and effort. 

I always hear " If theres no cashflow, it's already a bad deal." but at the end of the day I will still own a piece of RE  that will hopeful bring decent cashflow and good equity.Another idea I had is to do a Live&Flip.
