We also improved the house with custom closets, landscaping, curtain rods, additional cabinets, fencing the back yard...We also lived below our means so we could buy stocks.We participated in an employee discount stock purchase plan.  

This would allow for the pooling of both IRA and solo 401k funds in the same LLC.

@Rudy Hernandez  based on my investor pool, how fast you want to sell would be very much price dependent.

We don't have many amenities (no pool, no fitness center, no rec-room, no playground, etc.) 

I upgraded everything; cabinets, counter-tops, appliances, toilet, vanity etc.On the exterior the property was exposed an all sides and did not have any form of privacy or backyard.

We don't get to pick and choose like REI so much, so we have to take an opportunistic approach and take what is provided in the pools we bid.

Also I will try to make sure the backyard and basement are not easily accessible. 

The reason they could do this so easily is that AAA ratings were given to mortgage pools that were comprised of a significant amount of individual mortgages that would not have been rated anywhere near investment grade.

That would be unusual for the area, and my tenant pool is not the most computer savvy (nor would I be able to quickly troubleshoot any technical issues).

I just want to make sure I'm jumping in the right pool.
