Sometimes what happens however is only 3 of the bedrooms get rented when going the individual lease route.

Although at this point I’m not picky I am ideally searching for a two bedroom two bath that may work out as conversion to a three bedroom two-bath.

I recently came across the following deal and wanted to share with everyone here to get some feedback on it.SFH with 5 bedrooms, 2 bathrooms, 1 living room, 1 kitchen, no garage, but a private driveway.

I’m converting a garage to an additional bedroom and bathroom which will add value, but I want to try to get max value.

In order for the deal to work for me as an investment, I would need to convert some of the living space into bedrooms.

The things that matter are the number of bedrooms of course.

wall to close off a living room and create a new bedroom in my house hack... shouldn't be much more than just the wall, paint & finish, door, closet, touch-ups around the edges where they interfaced with the existing walls... typical adding a bedroom / house hacking things.If anyone has any recommendations for contractors please chime in!

I'm in negotiation on a duplex which was converted from a 2 bed 1 bath each unit to 4 bed 1 bath so total the duplex has 8 bedrooms and 2 baths (1820 sq ft). 

I looked up rents in the area and there wasn't much close by because it is 15 min from the small downtown that have comparable rents around the 650 range for a 1 bedroom.

I second @Kenneth Garrett regarding online resources, I use Rentometer, but more recently something else has helped me too: I joined a FB group of renters/sublets to find out what a room rental was worth, and based on that I was able to rent out my spare bedroom for 3 months during the legislative session -- $900 a month!
