Funny enough I have yet to get a single lead from advertising.

Maybe I should consider adding that into my advertising as a shark free area of the Cape.  

They advertise they can provide a study for under $300 in 10 minutes for residential under $500K.I have a home on the market I’m planning to 1031 exchange.

How do you plan to advertise for a tenant?

I am like @John Underwood, but I don’t advertise the sofa bed as a primary sleep space.Our place sleeps 10, but if they let me know that a couple coming to visit might stay, they use the sofa bed.

That being said, wholesaling gets advertised as the “easy” way to get into real estate with no cash and no credit and that is a lie.

I've done the yellow letter campaign thing for the last year and am looking for other effective means of flushing out sellers.

I still wouldn't use it for my marketing campaign.

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or loose money in any market.
