No credit or capital, you need more knowledge to apply management skills and no guru is going to teach you the real knowledge to success, in this area, they sell hopes and dreams.

Net more than that and you need to justify value in the property, not as to your efforts or skills.

My experience says that flakey contractors that don't finish jobs don't usually have the follow through skills (or the money) necessary to perfect a mechanic's lien.

So learning how to properly qualify a borrower or how to properly underwrite a loan or the real nuts and bolts is a learned skill from experience.  

They're lack of organizational and planning skills isn't my problem, sorry.

With your skills, a project like this should not be hard compared to running a big hotel.Who do you plan on making the meals for $7/day will heat and electric?

That is, can the bank come after you for the shortage if you sell them for whatever you can get?
