I recently came across 3 properties, one with a privately owned lake that is land-locked by the other 2, that I'd like to submit purchase option contract offers on.

So we borrow the 65k against the 100k house from a private lender at 6%.

and a 3rd also private carrier was $500.  

Total Purchase price = 500kGross rents = 102k/annually (when fully occupied)My main question is this:Should we go for a loan through a bank (commercial mortgage w/20% down) or a private/hard money lender?

@Enrique Rodriguez,I'm using my 401k to do both: own rental properties and being a private lender (my 401k acts as a bank lending money to other investors who own).

@Elliot Cash There are many private/commercial lenders who will not limit the amount of mortgages you can take out.  

The IRA is handled and reported in the same fashion, but instead of just focusing on the public exchanges, they can document an IRA investment into shares of privately held stock, crowdfunds, private mortgage notes and the like.
