John Q would go out and look at properties at dawn, 4 to 5 in the morning, he thought that if anyone saw him looking at properties they'd know something was up at it would cost him more.

ok i have my first meeting with a motivated seller tomorrow morning, i'm a little nervous about it but i just want to get my first meeting with a seller over with so i can get some experience. the property arv worth 32k, the seller wants 10k i plan to talk him down to 7k.

Have the supply houses recommend or as has been recommended before go to home depot early in the morning and start recruiting.

I'm also a big fan of standardizing things to minimize trips to the hardware store later on.
