But I think most of the affordable buyer's market are either in the midwest or in the east coast, Do u have any suggestions of markets which are closer to west coast with SFRs in my budget?

I will have to f/u with what my dad thinks are the biggest hurdles.

Ya know I hadn't thought about student housing either but with U-Maryland not too far that could be a nice way to go eventually...know far too well the higher amounts they charge for students living off campus haha

When a seller says 2 of the homes are on 1 property and they are A U D's.

And if u can become friendly with your tenants - nothing wrong with stopping by to say hi now and again.Last, upon a rental agreement, ask if they'll help u keep an eye on things for a small discount in rent.
