I have seen MLS showing on some houses where it is listed as 1400/tax, or 1650/owner, or 1650/appraiser (assuming you got the square footage from an appraisal).Any suggestions on how to proceed?

Generally the converted space isn't that great and reclaiming a enclosed garage I believe brings greater value.If you do so how will that impact the square footage and value?

Keep common size properties as a group (no commingling sizes) and let the common comps of each square footage generate its own map.

You can find this data on the MLS through your real estate agent or if you have your license, or you can get an idea by looking at Zillow or Redfin and filtering for recently sold comps with similar beds/baths/square footage in as small a radius as possible around your subject property.

A 3 or 4 family, then after a year, do another FHA closer to your work, that is nicer, has more square footage, and more convenient location.

The appraisal was ordered yesterday and I called my lender and asked him to give me the square footage when the report comes in because the people who want to rent the first unit from me (I’ll be living in the second) want to know.He didn’t know it was a two-unit and was proceeding as if I’m buying a single family this whole time.

Somethings to keep in mind are school systems, age of the property, square footage, bed bath count, basement type, lot size, proximity to transit, proximity to highways, proximity to amenities, property taxes, level of desired rehab, floor plan, design of the interior, HOA, water, and type of garage are the ones that come to mind quickest.
