What to look for when evaluating a property?

I was wondering about the most important things to look at when evaluating a residentital investment property. I was trying to narrow it down to 10 or so items. I have the following, does anyone think I am missing anything or should remove any items from the list:

Price per square foot
Age of construction
Type and Quality of Flooring
Bedrooms
Bathrooms
Kitchen
Parking availability
Heating and Air Conditioning
Exterior amenities - front and back patios, pools, landscaping
