I am looking to invest some where in the south where we don't have to worry about snow.

You will have lawn mow and snow blow duties.

Even the best 4 seasons trailer can't hold up as well as a park model unless you build a snow shed type over it.

Just to clarify, this is a 6 unit building and each tenant pays their own water, sewer, trash, heat, lawn care, snow removal, etc..

I have been listening to the podcasts at BP incessantly and need to be online more.I just applied for my LLC, received a EIN number and now need to open a bank account.

Big piles of snow will limit how many people want to come out and check out the property and the holidays are notoriously slower than the summer months since buyers' minds are preoccupied.

I'm in my 30's now.

It's a house though, with much more maint and higher bills since it has a hot tub, snow removal, etc.

I would like to self manage the property (but factored in 10% for a property manager just in case) and would also take care of the snow removal and lawn care my self.

The HOA on one of my properties HOA maintains the grounds and takes care of snow/ice removal etc, so thats a cost I don't have to worry about.
